first time landlord myself and the team were very understanding, marketed my property for rent and found a tenant very quickly! they fully manage my property and have had no issues.
Very happy with the girls in the hilton office Laki & Claire & Sally are very helpful selling my property
I rented a flat through scoffield stone thinking it was a good trustworthy company to take out a lease with. It was one on the most horrendous experiences I've had, there was only one built in heater in the 2 bedroom flat, it broke in November so I phoned them up and explained, I was told there was 2 oil heaters so there's ample heating, it was terribly cold throughout the winter and it made myself and my daughter ill. I decided to leave the flat straight away so I handed my notice in. Upon leaving they wouldn't make a convenient appointment to hand the keys over so I had to leave the keys at the property and allow them the check it out themselves knowing the property was in a perfectly clean condition with no damages made by myself. Well the email I got from them was a shock to say the least, they accused me of painting ceilings, stealing cables. Changing tiles and leaving the place in a dirty condition with paint splats. It's was totally ludicrous that they think or even suggest a single dad that works full time would do any of this in 6 short months. It took me 3 weeks to get my full deposits returned to me and long painful phone calls from me and a huge amount of stress. The staff are the rudest people I have ever had to encounter with an 'I don't care attitude'. I strongly suggest to anyone that wants to rent a property to stay well away, it's not worth the stress and the upset having to deal with their bad customer service and made up lies.
- Getting smaller jobs done is a nightmare!- After waiting a year for the shelf to be fitted, I called the letting agent on the day the contractor was due to come to explain I was very poorly. I was told I could not cancel because this job had been left too long. No sympathy or anything, but because it had took them so long to organise it I was made to feel I had to let them come.- The constant property checks are annoying and prevent you from being able to peacefully live in the property.- If you want to have the property check done whilst you are present, be prepared to take unnecessary time off work. They do not do weekend appointments or after 6pm on weekdays. So you will need to use your ever precious lunch break, annual leave or lieu time to be there.- No matter how clean, tidy and presentable you keep the property, this particular letting agency will find something to call you out on. They will tell you how lovely you keep the property, and then drop some silly line such as you need to clean the grout in the shower. Bearing in mind the grouting in our shower was stained and was highlighted in the inventory like this. I felt offended and spent many days trying to get it cleaner to no avail. - The contractors they use are not the best. Somehow we ended up with water coming from down our ceiling. One contractor told us that the previous one was basically a cowboy, and that he tried to fix the job as cheap as possible by using a plastic cap on the water pipe instead of a metal one. - Upon ending a tenancy with you, they will call you out on issues that were clearly labelled on the inventory prior to you moving in. We had weeds growing through the gravel on our drive before we moved in, and our inventory highlighted this in words and with photographic evidence...yet they made us go back to the property and correct this before releasing our deposit - despite it being there before we moved in. - They breach their legally binding contract with you. We had out check out done and was promised our full deposit back as they were happy with the property. They then go back on their word and say you need a second check doing by the landlord. Nothing in our contract said we had to pass two checks. They tried to withhold some of our deposit afterwards. - We moved out of the property slightly early but continued to pay. The letting agents allowed contractors into the property without our permission, despite us still being responsible for the property. The agents will email you and not ask if its okay for the contractors to go in, but they will TELL you they are going. After we had cleaned up the property we ended up with a dirty sink areas, full dustbins after previously emptying them and a cooker that had clearly had a pizza cooked in it because there was cheese and red sauce on the cooker shelf. Although I expressed concern over the contractor going in, they still let them.- The landlord visited our property after some water damage done by the letting agents contractors. She was horrified that the letting agents had not informed them about lots of work needing doing. Clearly poor communication here.Scoffield Stone strike again. They are after any little bit of money they can get. Today me & my husband received a bill from EDF energy stating we owed money to them- but we dont. The money they are asking for is after we moved out and did not occupy the property any longer. Instead Scoffield Stone had their contractors in, and are now expecting us to pay for the electricity their contractors use. What a joke! Obviously we wont be paying it and we have evidence we were moved out at this time.If you rent from them, please please cover your backs and fight them like we have in the past and will now. Agents like this shouldnt be able to run a business! I contacted Paul on twitter and he blocked me. Obviously because he knows I am right. Paul if you ran your business correctly then I wouldnt have to complain about these things!
I rented a house with these agents for two years and spent roughly 12000 in that time, no payments were ever missed or late and the house was kept immaculately. In return the service we received was extremely poor, they would get back to us fairly quickly with problems we had but it became clear that this was just ticking a box and the issues we had would be largely ignored. When the landlady attended towards the end of the tenancy it was clear that the agents had not been keeping her informed of our problems, when workmen were eventually sent it was always a quick fix and shoddy work. One problem was left for 18 months. We also had to buy our own washing machine as they refused to have it replaced, even though it was a part of our tenancy agreement. If you choose to rent with this company be ready to fight for your deposit at the end of the tenancy as they will try every trick in the book to keep it or deduct from it. We moved out a month before our tenancy finished but of course still paid the 500 rent, we came back to check on the property and discovered that the oven had been used by workmen and they had marked the carpet, dirtied the sinks up and filled the bins with trade waste. We had to threaten them with court action to get our deposit back, dont be afraid to do this as its not as expensive as you might think. I definitely would not recommend these agents.
